Morningside at Juban Lakes, a new apartment community for seniors, official opened on May 26 in Denham Springs. CST Multifamily Real Estate Services hosted a ribbon cutting with officials and residents, held in the newly completed Commons area of the new community.
The $20 million development adds much-needed housing for senior residents who are 55 years of age and older with limited incomes. The community, located at 26989 Village Lane off Buddy Ellis Road, has 120 one-and two- bedroom affordable apartments.
The new community has been developed by CST Land Developers, a division of CST Multifamily Real Estate Services, LLC., and constructed by Block Construction Company. The financing for the property included PNC Bank, NA providing equity funding and a loan, and a community development block grant from the Louisiana Housing Corporation.
“Morningside has been a focus of our firm for some years as we realized the need for quality construction at affordable rates for pre- and post-retirees,” said CST Multifamily Real Estate Services President and CEO Tom Delahaye. Joshua Hollins, Executive Director of the Louisiana Housing Corporation, spoke at the event, highlighting the details and features created for the new community. He also expressed the importance of working with private industry to create much-needed housing, especially for seniors.
Delahaye added, “We are proud to announce that CST Multifamily Group, LLC, a division of CST Multifamily Real Estate Services, will manage the new property, and Kristi Clark, HCCP, has been named Morningside Senior Property Manager.”
Morningside was designed by The Architectural Studio; and Benchmark Group, LLC provided civil engineering. Interior design was created by Arianne Belizaire Interiors, LLC of Baton Rouge.
All Morningside apartments have unique architectural details for maximum mobility and optimal energy efficiency; and 21 apartments have the official American Disability Act construction designation.
The Morningside community features numerous amenities: a fitness center with lifestyle programming; arts and crafts room; a library, movie room; entertainment and cocktail room with jukebox and billiards; pool, dog park, controlled access gates and other features. Washers and dryers are included in all apartments.
The affordable housing community has income restrictions and at least one household member must be at least 55 years of age and all household members 18 or older.
